Position Overview: We are seeking a reliable and skilled Facility Maintenance Technician to ensure the smooth operation and upkeep of our facilities. The ideal candidate will be a proactive problem solver with strong technical skills and a commitment to maintaining high standards of safety, cleanliness, and functionality. This role involves performing a variety of general maintenance tasks to ensure that all systems and equipment are running efficiently and meet safety regulations. This position will requires professionalism and clear communication abilities when meeting with our business tenants. This position will be traveling to our commercial sites around DFW. Responsibilities: General Maintenance & Repairs: Perform maintenance and repair work in the areas of plumbing, electrical, HVAC, appliances, carpentry, drywall, flooring, and other building systems. Complete minor and major repairs, including replacing parts and diagnosing equipment malfunctions. Preventative Maintenance: Execute regular preventative maintenance tasks according to scheduled guidelines. This includes inspecting HVAC systems, plumbing, electrical systems, appliances, and general property conditions to prevent future issues. Unit Inspections & Property Upkeep: Conduct regular property inspections to identify areas requiring attention or repair. This includes inspecting vacated apartments for repairs, ensuring they are ready for new tenants, and maintaining the safety and cleanliness of all areas. Emergency Response: Respond to maintenance requests and emergency repairs in a timely manner, especially for urgent issues such as leaks, power outages, equipment breakdowns, and safety hazards. Participate in an on-call rotation for after-hours emergencies. Tool & Inventory Management: Maintain tools, equipment, and supplies in proper working condition. Ensure all materials and maintenance parts are stocked and ordered as needed. Track inventory and notify the supervisor when supplies are low. Vendor & Team Collaboration: Work closely with property management teams and outside vendors to complete larger projects. Communicate clearly with residents and other team members to ensure satisfaction and address any maintenance-related concerns. Safety & Compliance: Follow all safety protocols and OSHA standards to ensure a safe working environment. Adhere to building codes and company policies for maintenance work and repair tasks. Documentation & Reporting: Maintain accurate records of completed work orders, service requests, and inspections. Provide reports on the status of maintenance issues and recommend necessary repairs or upgrades. Experience Requirements: Minimum 3 years of experience in facility maintenance, property maintenance, or a related field. Experience with HVAC systems, plumbing, electrical work, and carpentry is required. Previous experience in Multitenant businesses complex and building maintenance is highly preferred. Ability to troubleshoot and perform repairs on appliances (e.g., refrigerators, dishwashers), and mechanical systems (e.g., HVAC). Familiarity with using Appfolio for work orders and inventory tracking is a plus. Education & Certification Requirements: High School Diploma or equivalent is required. Vocational or technical training in maintenance or related fields is highly preferred. Certifications: EPA Type II or EPA Universal Certification HVAC certification is highly preferred. Valid driver’s license is required for on-call duties and traveling between properties. Will need to provide your own basic tools Skills & Competencies: Must be a self-starter and able to be proactive in planning your day Good communication skills and ability to work with residents, vendors, and team members. Attention to detail and ability to ensure quality and safety standards are met in all maintenance tasks. Strong problem-solving skills to identify issues quickly and implement effective solutions. Ability to work independently and as part of a team, managing time and priorities effectively. Physical Requirements: Ability to work on your feet for extended periods. Frequently required to bend, stoop, kneel, climb ladders, and lift objects up to 50 lbs. Ability to work in both indoor and outdoor environments, including inclement weather conditions. Some tasks may involve working in confined or tight spaces.
