Responsibilities Reporting to the RES (Real Estate Services) Country Head, manage day‑to‑day building operations across the Singapore portfolio and ensure timely, cost‑effective delivery of capital improvement projects. Oversee day‑to‑day operations of all Citigroup facilities in close consultation with customers and other key stakeholders. Serve as primary customer liaison with businesses and external stakeholders to manage occupancy needs, including new projects, corporate real estate services, portfolio analysis, renovation, space planning, relocation or consolidation of operations, and disposition of surplus property. Work with Building Managers, Local Council and Regulatory bodies on asset management activities, including lease obligations and building resilience. Periodically inspect facilities, ensure proper operation of building systems, obtain necessary licenses and permits, and report to Citi Insurance Risk Management (CIRM) and local insurers. Manage, analyze and forecast facility expenses; own P&L responsibility for the portfolio and manage the budget. Plan, develop and implement strategies to maximize asset value and ensure effective operation of building infrastructure to support the business. Prepare annual budgets for projects, facility management, Net Zero capital works and related expenses; monitor expenditure and provide variance analysis. Act as Quality Manager to ensure outsourced service provider delivery on projects or preventive maintenance programs in line with Citi guidelines to maximize equipment efficiency. Ensure compliance with corporate and local standards and procedures related to construction, sanitary, fire and premises occupancy, regulatory permits, critical systems testing and emergency procedures. Manage inventory of Citigroup/building assets, reporting to local financial controls and internal/external auditors. Lead country‑level projects to meet timescales, specifications, quality and cost targets; conduct site visits, review progress and ensure conformity with specifications; collaborate with architects on design criteria and lease conditions. Communicate at a senior level with internal support organizations including Technology and HR to provide transparent, integrated services to the customer. Contribute to the department’s rules and regulations and perform other responsibilities as required. Oversee proactive vendor management in line with Citi procedures, including maintaining an approved vendor list, tendering, awarding and monitoring contracts, and other procurement activities related to the Asset Management function. Manage external resources (architects, engineers, construction crews, etc.) to achieve successful project completion. Manage outsource resources through performance measurement via Service Level Agreements (SLA) and Key Performance Indicators (KPI). Assess risk in business decisions, uphold Citi’s reputation and safeguard clients and assets by ensuring compliance with applicable laws and policies, and escalate and report control issues with transparency. Skills / Experience More than 10 years of professional experience in Real Estate or a related corporate Real Estate environment, with broad knowledge of architecture, construction, space planning and engineering. Strong working knowledge of Health and Safety within built environments. Excellent vendor management in a partnering environment. Excellent communication skills with fluency in English. Proficiency in Microsoft Office and applying it to problem solving in a business context. Strong analytical skills with experience in financial management and budget control. Experience with process review and implementation, strategic planning and relationship management. Qualifications Recognized degree in Facilities Management, Project Management, or Engineering. Competencies Excellent written and verbal communications with the ability to relate to staff, peers and senior management in a professional manner.
