Job Description

Key Responsibilities: 1. Financial Management & Budgeting Prepare and manage the annual income and expense budget for the centre. Monitor rental income, turnover rentals, and municipal recoveries. Monthly financial reporting with variance analysis and commentary. Collaborate with operations on long-term maintenance planning and CAPEX forecasting. 2. Leasing, Renewals & Vacancies Ensure timely lease renewals and effective tenant exit management. Prepare vacant spaces for optimal marketing presentation. Drive leasing through canvassing, networking, and letting strategy development. Finalise lease terms, ensure deposits are paid, and leases are signed before occupation. 3. Arrears Management Maintain a clear understanding of outstanding rental positions. Work closely with credit control to manage arrears and legal processes. Report on arrears and participate in resolution strategies. Recommend bad debt write-offs where necessary. 4. Centre Operations & Customer Experience Oversee daily centre operations to ensure a high standard of cleanliness, safety, and functionality. Prioritise customer satisfaction and improve overall visitor experience. 5. Marketing & Brand Strategy Execution Assist in the development of the centres annual marketing strategy and budget. Oversee and implement marketing campaigns, events, and brand activations. Monitor marketing expenditure and agency performance. Manage social media, PR, community engagement, and tenant relations programmes. Lead CSI initiatives and implement promotional court sales strategies. 6. Leadership & Team Management Lead the Centre Management team, including marketing and admin personnel. Conduct performance reviews, team meetings, and ensure effective communication. Coordinate with marketing teams to maintain brand consistency across all touchpoints. Ensure all campaigns align with company objectives and budget controls. 7. Reporting & Compliance Generate monthly management reports and other performance updates for the Asset Manager. Ensure all operations, marketing activities, and tenant communications are well-documented and compliant. Minimum Requirements: 57 years in property or retail centre management, ideally in a similar GLA (±18,000m²). Strong knowledge of leasing, budgeting, arrears management, and facilities operations. Excellent people management, communication, and organisational skills. Proficient in property systems like MDA, MRI, or PIMS. Tertiary qualification in Property, Business, or Marketing is advantageous. Based in Somerset West or willing to relocate. Whats in it for you?
