Salary : $51,334.40 - $72,321.60 Annually Location : Gastonia, NC Job Type: Full Time Job Number: 01634 Department: Public Works Division: Public Works/Bldg & Grounds Opening Date: 06/02/2025 Closing Date: 7/1/2025 5:00 PM Eastern FLSA: Non-Exempt General Definition of Work Performs difficult skilled, technical work in the installation, maintenance, repair and construction of municipal buildings and structures, including roofing, painting, carpentry, electrical, HVAC and plumbing activities; does other work as required or requested. Supervision is exercised over Building Maintenance trade employees. Work is performed under the general supervision of the Building Maintenance Division Manager. Essential Functions/Duties Assigns tasks and equipment to building maintenance staff; Oversees the progress of all building maintenance requests for service and projects; Assists staff with building maintenance service requests, work orders and projects; Orders maintenance/repair materials and supplies; Obtains vendor quotes for projects; Coordination with City Departments for maintenance items, projects and work orders;35%Monitors projects for progress, quality and conformance to work plans and work orders; Inspects job-sites to ensure proper safety precautions are being followed by staff; Inspects the work of contractors and vendors for Building Maintenance-related projects;20%Extensively uses a work order management system to track requests for service, maintenance, work orders and projects for City facilities, and to schedule and insure the completion of daily work orders;15%Receives requests for emergency, scheduled and unscheduled work and coordinates completion of tasks; Required to be on emergency stand-by;10%Coordinates the use of available equipment, materials and resources to obtain maximum effectiveness and economy; Monitors pre-trip inspections on assigned vehicles and equipment;10%In the absence of the Building Maintenance Division Manager or as assigned, directs all activities of the Division;5%Keeps records and makes detailed reports of work performed.5% Knowledge, Skills and Abilities Thorough knowledge of the principles and practices of construction, repairs and/or maintenance relating to municipal Building Maintenance activities; thorough knowledge of the occupational hazards and safety precautions of the work; ability to prepare plans and detailed reports; ability to plan and supervise the work of skilled, semi-skilled or unskilled workers on a large scale over a wide area; ability to establish effective working relationships with others; ability to effectively use a personal computer, tablet and smartphone. Education/Experience/Physical Demands/Special Requirements/Additional Information EDUCATION AND EXPERIENCE : Any combination of education and experience equivalent to graduation from high school, supplemented by additional advanced training in related fields. Extensive experience including considerable supervisory experience in construction, repair and maintenance work involving buildings and related structures. General Contractor license preferred. Trade license preferred. SPECIAL REQUIREMENTS NIMS Training required for: IS-700, IS-100, and IS-200 within twelve months of hire. Valid North Carolina driver's License. The physical activity of this position includes: Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles, and the like, using feet and legs and/or hands and arms. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion. Balancing: Maintaining body equilibrium to prevent falling when walking, standing or couching on narrow, slippery or erratically moving surfaces. This factor is important if the amount and kind of balancing exceeds that needed for ordinary locomotion and maintenance of body equilibrium. Stooping: Bending body downward and forward by bending spine at the waist. This factor is important if it occurs to a considerable degree and requires full use of the lower extremities and back muscles. Kneeling: Bending legs at knee to come to a rest on knee or knees. Crouching: Bending the body downward and forward by bending leg and spine. Crawling: Moving about on hands and knees or hands and feet. Reaching: Extending hand(s) and arm(s) in any direction. Standing: Particularly for sustained periods of time. Walking: Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another. Pushing: Using upper extremities to press against something with steady force in order to thrust forward, downward or outward. Pulling: Using upper extremities to exert force in order to draw, drag, haul or tug objects in a sustained motion. Lifting: Raising objects from a lower to a higher position or moving objects horizontally from position to position. This factor is important if it occurs to a considerable degree and requires the substantial use of upper extremities and back muscles. Fingering: Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand or arm as in handling. Grasping: Applying pressure to an object with the fingers and palm. Feeling: Perceiving attributes of objects, such as size, shape, temperature or texture by touching with skin, particularly that of the fingertips. Talking: Expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly. Hearing: Perceiving the nature of sounds at normal spoken word levels with or without correction. Ability to receive detailed information through oral communication, and to make fine discriminations in sound, such as when making fine adjustments on machined parts. Repetitive Motions: Substantial movements (motions) of the wrists, hands and/or fingers. The physical requirements of this position: Heavy Work: Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. The visual acuity requirements including color, depth perception and field of vision: The worker is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned (i.e. custodial, food services, general laborer, etc.) The conditions the worker will be subject to in this position: The worker is subject to both environmental conditions: Activities occur inside and outside. The worker is subject to hazards: Includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals. The worker is subject to atmospheric conditions: One or more of the following conditions that affect the respiratory system of the skin: Fumes, odors dusts, mists, gases, or poor ventilation. Must possess a valid appropriate driver's license with acceptable driving history. Drug screening, criminal background, and reference checks are required.
