Job Description

Salary Range for PM/Estimator is $100,000 - $120,000 yearly POSITION SUMMARY The Estimator must work safely and productively on various sized Industrial projects and sites. A successful candidate in this role must be highly motivated and willing to complete any task assigned, along with performing the essential duties of the Estimator position. All employees are expected to communicate, build relationships with other team members, and use good judgement. The Estimator is expected to have the ability to perform all duties of the positions preceding it in its specific career path, while being responsible and accountable to complete any other tasks assigned. ESSENTIAL DUTIES Pre-Construction Phase * Meet with WB Vice President of Preconstruction Services, Business Development Manager, and other estimators (i.e., WB Preconstruction Services Team) to conduct pre-project plan review and overall bid decision and preparation, as well as to determine which duties will be performed by the estimator. * Assist VP of Preconstruction Services, and Estimator(s) with forecasting all building labor, equipment, material, and supply needs for the construction project for bids assigned. * Follow the construction strategy and critical-path logic schedule identified by the WB Estimating Team to help decide how to proceed with the bid, as well as any assistance to be provided through this position. * Secure set of blueprints and any other project specifications (e.g. assembly drawings, GA's, shipping information, embeds, anchor bolt drawings, etc.) for review and bid Visit and inspect project site prior to estimating (when possible and feasible) and verify plans versus site conditions. Analyze the site for constraints and restrictions (e.g., lay-down, parking, overhead access, etc.). Be capable of taking comprehensive and pertinent notes and site observations for proper estimating and site management. * Identify any sub-contractors and suppliers needed to complete the project as determined by WB Estimating Team. Secure appropriate pricing information. Ensure subcontractors and suppliers have necessary pricing information (i.e., drawings, specifications, and quantities if appropriate). * Prepare and track all requests for information (RFI) related to the building project during the bid or construction change phases * Provide detailed inputs and updates into the company CRM (Unanet) with all relevant project information. * Capable of identifying project hazards from site visit and/or RFQ document analysis. Assess the safety demands of the site pertinent to WBI team members, subcontractors and vendors and bring them to the attention of all parties involved during the bidding process. Determine the risk assessment of equipment to be used, skills of crew members required, scheduling including timing of year and anticipated site conditions to be managed during the same. * RFQ Document Analysis - Capable of analyzing and understanding RFQ documents and note any discrepancies and forward them to designer to obtain clarifications. * Perform "quantity take-offs" for major material items and other company work. Review with WB Estimating Team. * Proficiently utilize WBI estimating and cost tracking system to project costs such as: Labor, Materials, Equipment, Subcontractors, Travel, etc. necessary to complete project scopes of work. * Written proposals - Proficiently generates a scope of work estimate demonstrating a comprehensive understanding of the project, outlining any/all inclusions, exclusions and provisions, "terms and conditions" to recommend in contractual negotiations for assigned projects. * Schedule - Proficiently analyzes the RFQ information and customer schedule to generate a proposal that aligns with the request, and which can be properly staffed and met by all parties (WBI, Subcontractors, etc.) and conveys any discrepancies in writing to the client as part of the proposal/contract submittal and negotiation process. Can produce a simple MS project or excel based manpower loaded schedule to be utilized as part of the bid process and eventual project execution. * Travel expenses - Understands and includes proper costs for any travel requirements for the crew, staff, etc. * Temporary hires - Makes proper provisions during the cost analysis for any temporary (local or out-of-state) staff required. * Timely completion - Submits all proposals and required support documentation in a timely manner. * Prime and Subcontract Agreements - Capable of reviewing, administering and executing both Prime and Sub-prime contracts/agreements. * When to say "No" - Understand when to decline a client request for quote/assistance based on risk, etc. Construction Phase - Project Management & Mentorship * Produce neat, accurate and complete paperwork and electronic files for the bid to be utilized by PM and Superintendent for project execution and any bid changes after construction has begun. * Review contract documents to ensure compliance with submittal procedures and shop drawing requirements, that no contradictions in part or in whole are present, and that documents are complete according to subcontract specifications. * Properly organizes all parties (WBI, subcontractors, etc.) to ensure work starts in a timely and organized manner in conjunction with client expectations. * Properly commissions the PM and Superintendent both on and off site with the complete project scope and provides them with the proper documentation. * Assemble documentation, including back-up of prices to improve accuracy and reduce litigation risk. * Estimate change order pricing. Perform short-term "quantity take-offs" and check for accuracy, as necessary. Consider the "state" the change needs to reach, the scope of the change related to costs, overhead, supervision, profit, and delays/time extensions. * Pre-plans and identifies delivery requirements of proper material, equipment, and subcontract purchases for critical path items for start of project. * Ensures such materials and purchases are in accordance with RFQ specifications. * Properly estimates and manages material quantities. * Manage and report on scheduled estimating workload and progress. * Perform any additional duties as assigned by the VP of Preconstruction Services and/or Division Manager. * Performs all assigned tasks, responsibilities, and related work processes in the safest possible manner, always ensuring that a safe, accident/incident-free work environment is maintained for all coworkers, clients, suppliers, etc. at all times. OTHER RESPONSIBILITIES * Work to develop a comprehensive understanding of all industrial services provided by WBI, Inc and capable of discussing them with clients. * Rigging - Light industrial to complex or critical lifts specific to work history. * Millwright - Technical understanding of machinery installations, repairs, modifications, processes and systems. * Welding & Fabrication - Understanding of multiple processes and affiliated equipment, tooling, materials, etc. * Alignment - Understanding of rotational, planar and 3D analysis and the necessary tooling / fixturing required for the execution of the same on projects. * Cranes - Understands basic main boom charts (full counterweight) as well as basic crane operations and safety. * Coordinate any technical crane sizing or scheduling with superintendents and other PM's. * Civil - Understanding of basic civil activities, operations and safety. Coordinate any civil activities with WBI's Civil Division * Piping- Understanding of the basic piping systems; Air, water, gas, hydraulic and the application of the same and services to the equipment being installed by the WBI Equipment Installation Division. * Subcontracted Services: Electrical - Capable of working with subcontractors to confirm scope and bid accuracy. * Coordinates cross-functional communication or relay of opportunity to proper channels/group: Business Development, Estimating, Division Managers. Working Conditions * Working both inside and outside often. * Working out of town with various means of transportation (as required) * Able to substitute for other employees on short notice if required Certificates, Licenses, Registrations * Valid Driver's License - Required * OSHA 10-Hour Certification - Required; Training provided by Wayne Brothers Physical Demands * Sitting for Long Periods of Time including at desk, at plan table, and in vehicle. * Climbing Ladders or working at heights or in confined spaces occasionally. * Wearing fall protection occasionally. * Driving for an extended period (1-8 hours). * Work extended hours occasionally (up to 24 hours or more) with safe and appropriate downtime intervals. * Work odd hours occasionally. * Walking across uneven terrain and over surfaces under construction frequently. * Typing frequently.
