General Description The Engineering Division is looking for a motivated Facilities Maintenance Worker (or Trainee). It is our preference to hire at the full Facilities Maintenance Worker level, but we would consider a training program for an exceptional applicant. This position is an excellent opportunity to work with experienced licensed professionals in a variety of building maintenance and construction trades (to include HVAC, electrical, plumbing, and general building maintenance required in mixed commercial/government buildings) and is a good way to learn the skills required to perform a broad range of maintenance tasks. This work is characterized by significant time spent independently performing maintenance work, in combination with occasional custodial functions. You will exercise judgement and discretion in identifying and completing necessary maintenance and repair tasks under the general supervision of a higher-level supervisor. If hired in a trainee level, you will participate in an individualized training program that would be developed with the applicant to provide appropriate classroom and on-the job training to advance to Facilities Maintenance Worker. Training program to last up to 18 months. Initial placement in the trainee progression is determined for each employee based on their training and experience at time of hire. Examples of Duties and Responsibilities Level 1 - Facilities Maintenance Worker Trainee (Compensation Group 16/Range 02. Starting pay rate is $23.57/hour or $49,024.04/year) Employees at this level are provided training related to fundamental job knowledge and skills in the areas of custodial, grounds, and facilities maintenance. Training consists primarily of on-the job activities. Employees work independently to perform routine custodial and grounds maintenance activities. Employees work with an experienced mechanic to learn basic building maintenance and repair tasks and gain hands-on experience in identifying job hazards and the proper use of personal protective equipment (PPE); tool selection, use and care; and basic maintenance activities. Duration of this level is six (6) months and coincides with the probationary/trial period. Upon successful completion of the probationary/trial period, the employee is reclassified to Level 2 Trainee. Required Certifications by end of this period include: First Aid, CCR & AED Certification OSHA 10 Certification Level 2 - Facilities Maintenance Worker Trainee (CG 16/R 07. Starting pay rate is $26.57 per hour or $55,267.16/year) Employees at the level are expected to be able to independently perform basic facilities maintenance and repair activities. Employees work with an experienced mechanic to learn and gain hands-on experience in performing semi-skilled maintenance and repair tasks. At this level, employees will be expected to respond to routine maintenance requests independently. Estimated duration of this level is six (6) months and is based upon employee's advancement and obtaining required certifications. Required Certifications by end of this period include: Registered Electrician Upon successful completion of Level 2 and obtaining the North American Technician Excellence (NATE) ready-to-work certification, the employee will be reclassified to Facilities Maintenance Worker in Compensation Group 16, Range 09 (Starting pay rate is $28.19/hour or $58,627.92/year). Employees at this level are provided training to gain in-depth knowledge of concepts and procedures relative to electrical, HVAC/R, and plumbing trades. Training consists of a combination of classroom, online, self-study, and on-the job activities. Employees work directly with an experienced mechanic to apply theoretical concepts in the field and gain hands-on experience. Employees at this level will also perform a broad range of semi-skilled maintenance tasks to include minor painting, carpentry, plumbing, electrical, and HVAC repairs. This class is characterized by significant time spent independently performing semi-skilled maintenance work. Employees exercise judgment and discretion in identifying and completing necessary maintenance and repair tasks under the general supervision of a higher-level supervisor. Minimum Qualifications All applicants will be considered for this position. Depending on the number of applicants, random selection may be used to determine which applicants will be invited to interview. Primary knowledge, skills and abilities required: At all levels: Ability to develop and maintain effective working relationships. Ability to maintain adequate attendance and punctuality. Level 1 Trainee -Knowledge of the materials, supplies, and methods commonly employed in a facility cleaning operation. Ability to perform work from ladders and platforms. Ability to operate a motor vehicle. Ability to understand and follow oral and written instructions. Ability to perform heavy manual work when necessary. Ability to perform assigned tasks without close supervision alone or as part of a team. Ability to interact tactfully and courteously with building tenants, co-workers and supervisors. Ability to learn computer applications used for timekeeping, email and work orders. Level 2 Trainee -Working knowledge of the materials, equipment, supplies, and methods commonly employed in a building cleaning operation. Working knowledge of cleaning devices and their care and maintenance requirements. Ability to understand and carry out instructions. Ability to perform assigned tasks without close supervision alone or as part of a team. Ability to communicate effectively both orally and in writing. Facilities Maintenance Worker - Working knowledge of building maintenance and custodial practices and procedures, and the tools, equipment, supplies, and materials common to this work. Knowledge of heating, ventilating and air conditioning mechanical systems. Ability to perform a wide variety of semi-skilled maintenance tasks involving minor painting, carpentry, plumbing, roofing and electrical work. Ability to maintain facility grounds, and to operate snow removal equipment. Ability to understand and carry out instructions. Ability to perform assigned tasks without close supervision alone or as part of a team. Ability to work independently, and to exercise judgment. Ability to communicate effectively both orally and in writing. Ability to maintain routine records. Skill in the use of common hand and power tools utilized in building maintenance.
