Job Description
Lettings Manager Central London Residential & Student Lettings up to £45,000 We are currently seeking a proactive and results-oriented Lettings Manager to lead end-to-end lettings operations for a well-established and rapidly expanding residential portfolio, with a focus on high-quality student accommodation. This is a fantastic opportunity to step into a dynamic leadership role in a fast-paced environment, where you'll play a key role in occupancy management, revenue generation, customer service, and team development. You’ll be based in a vibrant Central London office and work closely with operational teams across multiple UK cities. Key Responsibilities Manage the full lettings cycle from marketing and enquiries to viewings, sign-ups, and move-ins. Maximise occupancy and rental income while hitting lettings KPIs and performance targets. Lead marketing initiatives across property portals and social media platforms. Act as the main point of contact for prospective tenants and guarantors, delivering exceptional customer service throughout. Qualify leads, book and conduct viewings, match applicants to properties, and handle follow-up communications. Ensure all lettings activity complies with relevant legislation, including Right to Rent and tenancy documentation. Coordinate closely with admin and operations teams to ensure seamless onboarding and property readiness. Monitor and report performance metrics to senior management. Support training and supervision of student brand representatives. Conduct market analysis to remain competitive in local markets. Assist in relationship management with both local and international agency partners. Ideal Candidate Profile 2–3 years of experience in residential lettings, ideally in student or PRS environments. Confident leader with a strong track record in managing performance and motivating teams. Excellent knowledge of UK lettings regulations and tenant law. Strong communicator with proven negotiation and organisational skills. Tech-savvy and experienced in using property management systems. Target-driven, self-motivated, and flexible with working hours (some evenings/weekends during peak periods). ARLA-qualified (preferred).
